What to do when cash on hand isnt enough?

Im sitting on about $40k in cash and looking for BRRRR properties, but with the market being so high right now, not finding any inventory where I wouldn't have to find more creative financing to get into a decent property. I'm not too keen on the fund and grow model operating solely on business credit but it does seem the most direct way to utilize the cash I have on hand and acquire enough operating capital to get into decent property. Or are there more intuitive ways to take advantage of the cash I do have on hand?
