@Steven Foster Wilson I strongly believe that you get what you pay for with a realtor who can’t protect their own money.  If they can’t protect their own assets, what will they do when it comes to yours?

@Eric Bunratty You could do it, but should you?  As mentioned above, it's mortgage fraud.  You aren't helping your chances of not getting caught by asking this question on a public forum.  Honestly dude, just crash in the unit for the 10 days you're home.  Chasing the fast nickel can land you jail time/and or fines.  Just chill and wait for the slow dime.

@Jake Toth Have you considered partnering?  Half a watermelon is better than a whole grape!  Are you able to pull some cash out of either of your other properties?  you could use the cash for a higher down payment for the seller financing to make it a bit more appealing to the owner.

In this case, I am the newbie jumpstarting their career.  I do this full time.  Normally, I would just eat the low commission, but I gotta try and get this sold pretty quickly.  He goes to auction in a little over 30 days.  It's going to require more effort on my part.  The whole situation just got me thinking if I should start charging a minimum for these lower end properties.

That's what I was thinking, but I'm not the most experienced agent on the block.  Perhaps I don't have the credibility yet to charge a higher rate.  So far I'm leaning towards "standard rates".

Hey everyone.  I’m curious to hear your thoughts.  I’m in talks with a guy selling his investment property.  I would be listing it.  The property will go for about 55k tops.  Obviously Small price equals small commissions.  I’m thinking about asking for a higher commission, around 7-8%.  How would you feel if a realtor wanted you to pay a higher commission on a smaller priced property?

@Chandra Mcculloch the above comment is absolutely correct.  

If you ask a restaurant owner where the best restaurant in town is, he’s not going to point you down the street.  He’s going to push you towards his.  

Nothing is wrong with asking your realtor for comps.  I bet She doesn’t mind at all.  Just use her to represent you on this transaction.

@Karoline King I would say yes if the numbers work and you have access to a reliable property manager.  

If you don’t have a solid PM in place, trying to rent and handle a tenant from out of state could be difficult. 

Keep in mind, I’m not from GA, not do I operate in the market.  Hopefully someone with more experience on the market can chime in.

@Antonio Cucciniello your numbers could be unrealistic, but not every market is a cash flow market.  A strategy that is relevant in Philadelphia, may not fly over in San Antonio.  You have to find the strategy that’s right for the market.
