Post: How do you respond to cold calls?

I’ve gotten listings from cold calls before, but they were homeowners, not investors.  If an agent cold calls you with the intention to list one of your properties, how would you respond?  What are your thoughts on cold calls?

Make sure you join your local Real estate investors association.  It’s a good place for a newbie to network.

Post: Agent Struggles - Friends Using Other Agents - Advice?

@Jesse Smith bro I feel the struggle.  I bartend on the weekends.  The entirety of the restaurant comes to me for real estate advice.  I even helped someone repair their credit, get a great loan from one of my lenders, and showed got them a solid list of properties that fit their criteria. They then decided they they were going to use a friend from high school to rep them.  When I asked them why they used my resources they said “My friend is just starting out and doesn’t have the resources you do.  I figured I’d just borrow yours.  That’s cool right?”   I was furious.   

The moral of the story is that people will do whatever they want.  They don’t see it as “hurting” you when they use someone else.  As long as they aren’t stealing your resources like the case above, just be a good friend and take great care of those who do use your skills to represent them more.

@Solomon Ficklin you are well within your legal rights to cancel your contract as long as you are still within your contingency period.  Whole-saling is a valid way to get started in This industry, but I feel like it is taught the wrong way.  You should have the intention to close on your contract even if you can’t find a buyer.  I know many wholesalers who close on the contracts and sell it a little down the line.  I know wholesale practitioners who assign contracts, but have the ability to close when needed.  The person who loses out in this situation is the seller.  If they are distressed, they lost time they could have used to rectify their situation thinking that you were the solution.

I keep seeing this ESA issue pop up.  What’s unfortunate is that there are people who truly need the service the animal provides, and then there are goofballs who take advantage of the system so they can take their dog everywhere.  Maybe you could suggest an “animal meet”.  If the dog is well trained, like an actual service dog, I don’t see any issue with it.  If they present you with an internet certification and the dog is ill behaved, I would maybe question the validity of the dog’s title.

@David de Luna you can usually find the owner of the property on public records.  If there are tax liens on a property then that is usually public record as well.  When it comes to finding other liens, talking to the owner and title searches are the only way I can think of.

@Chris Coleman I'm trying to focus on what pulls me from my goals.  Do you have an tips on beating out bad habits?

@Taylor L. I'll have to seriously take a look at what I want to accomplish.  I find that my biggest issue is lack of focus.  I get easily distracted and pulled to other projects.  

@Caleb Heimsoth I definitely love what I'm doing.  I just need focus.  

@Frank Wong what do you do to build your environment so that it breeds success?

@Manuel J Hernandez make sure you check your local and state laws.  Some places have laws against wholesaling.
