Am I doing something wrong?

This is the 3rd appointment with a seller I’ve served up via cold call.  Out of the last 2 appointments, I’ve been left waiting out front of their doors unable to get a hold of the seller.  My first appointment was a success. 

 So I guess what I’m asking is, is this common with appointments set up through cold calls, or should I review the conversations I’m having with the sellers?

To clarify, listings are the end goal of these particular calls
