Is it a good idea to rent a 400,000 Property in GA

I have a property out of state (GA) and trying to decide if I should try to sell it or rent it.

It’s a townhouse and I really would like to hold on to the property but I’m concern I could get a bad tenant on a 400k property.

Does it make sense to rent a property of that price range?

Please any advice, suggestions are welcome. Thank you

Sounds like you are not a landlord.  I would sell it.  Market is good, prices are high, sky is blue.  Tomorrow doesn't know.  And, of course, sooner or later, tenants will disappoint.  Good luck.
