@Dev Horn Awesome review, thanks for keeping us updated with honest answers Dev I think we all really appreciate it.

I just wanted to chime in and offer a review to find motivated sellers now as well. One of my colleagues / friends purchased it. He pulled a list of 100 vacant properties with high equity in Arlington and 100 vacant properties in fort worth. Over the period of about a month, he drove each of the properties on the list, over 200 properties.

I don't remember the exact figure, but very few % wise even appeared vacant. For as much as this program costs ($1,000) it seems your money would be much better spent just mailing high equity absentee owners in or out of state.

Post card mania? Expensive? Its .045 to print each peice, and .25 for first class postage. That is .295 a piece, if you had a budget of $1,000 per month that is roughtly 3400 cards for you to mail out. If that is expensive I would like to know who you use and what your paying :)

I have some ideas. First how are you funding your purchases? Cash/hardmoney/ private money etc.

It depends on who your target audience is.

Thanks for the reply Jerred. Well if I were to even try online marketing, it would be for wholesale leads, which it doesnt sound like facebook is the best place for that. But online marketing and all that nonsense is way beyond my understanding.

Facebook can generate motivated seller leads, ugly houses, etc? If anyone has had success with this color me suprised.

Strongly disagree. In CA you might have to buy at 80% ARV less repairs, just ask @Tim G.

There are TONS of areas where I have sold good fix and flip deals at 75% ARV for the end buyer. The % you need to be at varies by the state you live in, the local market, and whats going on in that subdivision, and the ARV of the house.

What has worked better in your market? Post Cards or yellow letters.

Overall, in my opinion, I find post cards to be much more effective in cost per marketing dollar in my market. However, this is specific to my experience in DFW. Postcards cost less and allow you to cover a much wider area compared to post cards for the same price.

Yellow letters generate many more calls; however, many people are calling for the wrong reason and you get a lot of tire kickers as a result. Whereas with postcards, people tend not to call unless they have a problem solved.

Pair post cards up with a great post card design service matched with good branding, and they really do well.

Curious as to what everyones experience is, specifically in their market.
