Wholesale legality

I am in Texas and have firm confidence wholesaling is legal. However, when talking with a Real Estate agent friend, they weren't so sure. She thought it wasn't and couldn't wrap her head around the idea.

My first question is, Is there anything in writing that shows her it is legal? I've read plenty of post telling me why it is but no one has pointed to any document confirming it.

Second question goes to "assignment" and/or "double-close. I believe in the post I have read I can do either. A double close as long as I buy two title insurances?

Third, Can I use a title company for closing that may not be in the same area or county as the property in question? Say, one that is more friendlier to double closings, assignments? I don't believe the ones near me are very up to speed with wholesaling.

Even though I liked @J Scott 's previous thumbnail picture better than this one where he was at a Sears studio... LISTEN TO WHAT HE SAYS!!!

@Wes Brumit I can tell you what you are doing based on your posts...you are trying to get confirmation for what you are trying to accomplish from those that don't understand what you are trying to accomplish...

Print that off and hang it over your bed.

If an agent who spent 12 hours in a Saturday afternoon course to get a license tells you that what you are trying to do is illegal....how solid do you think the information will be?

I'm in Texas and people tell me doing lease options are illegal...

OK..sorry..I'm just following the law....

Stop asking for input from those that don't have the information and just do it man! YES!! Wholesaling is legal!!! Lease options are LEGAL!!! SUB-2 IS LEGAL!!

Stop looking for excuses NOT to move forward, and get those letters out! Get the bandit signs out! Get the postcards out! E-mail the Clist listings!

You're in Longview!! Nobody knows where that is anyway!! Except me!!
