Post: Farthest you will go back for Sold Comps?

In general what is the farthest you will go back to get comps to establish a estimate of market value? I have read 8 months is usually as far back as you should go, obviously 6 months would be ideal but sometimes thats not possible.

@will barnard would title docs also include any remaining balance owed on the mortgage and potential delinquent property taxes (I am assuming so because a mortgage and delinquent taxes are considered liens)?

EDIT: I was referring to researching the property.

I just wanted clarification when people refer to title "docs" what exactly does that entail? Because often times I hear about it taking a few days for the title company to prepare "docs". I am assuming deed of trust at the minimum but what else?

Is there a way to quickly figure out if a foundation is pier and beam or slab?
The tax rolls in my county do not list it.
