Hello BP.  I am new to Real Estate Investing and I have joined in a partnership with an experienced investor and we are splitting profits.  We have not completed a deal yet.  How do I legally and contractually protect myself to make sure I do get the correct percentage of the profits and own the correct percentage of the properties?

@Ben Nelson Good to see you join BP.  I have been living in Huntsville for 11 months now and I recently within the last month started actively wholesaling.  I am also looking for homes to place tenant/buyers in for rent to own situations.  I have not made my first deal yet, but I feel it coming soon.  My goals are similar to yours with the passive income and wholesaling.

 I wish I had your repair estimate experience when it comes to wholesaling.  It is going to take me awhile to walk in a house and give a solid estimate on what the repairs would be. I try my best.

But I am open to working with other wholesalers in the area (co-wholesaling) if you ever have a deal you need help selling.  Feel free at anytime to call, text, or email me if you want to network.  Peace.

Since I am willing to do anything to make this business work I will try that. But if anyone can recommend somebody they trust to me, that would be great.

I am a new wholesaler in the Huntsville area and I am looking for a general contractor to work with who can come to a house I want to wholesale with me and give me a repair estimate. I have called around but have found no good fits. Does anybody suggest a specific general contractor or a way for me to get a good reliable estimate so my cash buyers can trust my repair numbers? Thanks.

It seems that bird-dogging is a good option for some or a waste of time to others. I guess it depends on their experience. How a bird-dogger got paid was always a loop hole to me. Thanks for the responses.

I am new to REI and I'm thinking about starting off in bird-dogging. How is a bird-dogger guaranteed to get paid if they don't have a property under contract? I would imagine it is easy for a buyer to take the lead and make the deal with the seller behind the bird-doggers back. What do you guys think? Thanks.
