@Brian Holt  Yes.  I have not done a Brrrr deal yet.  I mainly want to Brrrr 2-4 multifamily houses in Lakeland, Winter Haven, Tampa, and Brandon.  But I am curious about creating value with 2 bedroom houses in Orlando.

I'm an out of town investor and I want to Brrrr 2 bedroom sfh in Orlando. I want to find 2 bedroom sfh in need of repair and add a 3rd bedroom and possibly another bathroom to add value. In my research so far, it seems that 2 bedroom homes in Orlando are listed at similar prices as 3 bedrooms. So my question is are 2 bedroom homes in Orlando seen as just as valuable as 3 bedroom homes? Does it matter much to the buyers and renters in Orlando? Or was I just seeing a small sample size of 2 bedrooms being listed similar to 3 bedrooms?

@Kim Meredith Hampton So in your opinion, do you think rent control laws are coming to Florida soon? And if so, how soon if you had a guess? I'm looking to buy sfh and small multi family long term rentals in Lakeland and Winter Haven later this year, and that would be good to know if it's coming. I mean people do need reasonable rent rates and I wouldn't have crazy high rents that people cant afford, but I'm still curious.

@Courtney Wenzel Thank you for the tips!  I never would have known that about the contractors in south Florida.  And I will definitely hit you up when I need a contractor referral. If you have any wholesale questions, let me know.  I completed 13 deals a couple years ago.

@Courtney Wenzel I am a mechanical engineer in Huntsville, AL.  I am currently educating my self on the brrrr strategy and long distance investing.  I want to buy a multi family rental in the Lakeland/Winter Haven, FL area this year.  I would love to connect with you later to get your expert opinion on which contractors in FL to hire for my rehabs, since I know a good one can be hard to find.  Maybe we can work together also.  I already have one student rental in Fort Valley,  Ga that is cash flowing well, and I used to wholesaler in Huntsville.  I look forward to connecting with you soon.

Hey BP,

I am a wholesaler in Alabama, and I invest in Huntsville, Madison, and most of Northern Alabama. I am looking for serious cash buyers for this great opportunity I have. Basically I have an experienced business partner who owns several properties in Alabama who has a great relationship with some local banks. The banks are willing to give him access to these pre foreclosed homes before anybody else knows about them. He has purchased some, but can't buy them all. There is a REI meeting on July 7th at 6pm at the Westin hotel at Bridgestreet. It's pretty good. They will be having a round table discussion next week to get a feel for the topics we want to touch on in the next quarter. It's a great networking event. @Joe Cayse I agree with you. I don't want to work for somebody else much longer either. I have a goal to retire from my job by the age of 40. Hopefully earlier. I live in Huntsville, AL and have been actively investing since earlier this year. I've been wholesaling and I have a partner that helps me with financing rentals and rent to owns. I love it. I am open to talking to and learning from other investors, so please don't hesitate to call, email or text me whenever.
