2nd- you're welcome and I'm glad I gave you a different perspective.

3rd-formal offer, is probably to cut out all the 'fake interest. u can put down $10.00?

4- sounds like a value play, but also give you tons of room to negotiate before you get the owner financing. mental strategy- ask him why he did it, and ask him the same question several times, in different ways.

5-yes, we do get excited about the deal. it is part of the fun. geez, lord knows I think about my house on the lake, my personal helicopter, and yacht parked out front daily. LMAO!

if you're taking action you're on the right track. if you get the desired results then you're hitting the bull's eye. test, calibrate, repeat until you hit the mark.

once you get the money hire a developer to build you a small application that will do it for you.

in no order of importance:

ask the realtor for contact info

look to the county clerk's office for owner info

ask the neighbors if they know him/her

ask the renters

I'm trained in making money, but I still change out fans, switches, etc.. just make sure you turn off the main breaker or you'll be shocked at the results.

pros/cons

yes, no annual fees, high percent cash back. 

my friends that travel lots, have 1 with annual fee, but say they have free checked bags and no international exchange fees. 

another friend has a homedpt card, and they get deals in the mail, they are there a few times a month.

i have 3, i max out the cash backs

Look, everyone wants something... Some people want money, others might just want the satisfying feeling of helping. If you feel it, then trust your gut. Plus, just plain straight out and ask if they want/expect something in return. If a mentee came to me and wanted my help, I'd help by having them help me. Teach through doing is how i roll.
