Property Taxes? How's the area trend on rents and prices? I've seen some parts of the country already cooling off from insane price gains. Rents are up all over but not prices. Also vacancy rate? See this in "motion" not just static numbers. 

You're making a huge assumption you won't have an issue keeping the property rented. I advise you to challenge that assumption. Look at crime, schools in the area. Also check the HOA bylaws and understand the "don'ts". Things like "you must fit both cars in the garage and none parked on driveway at night" might be a huge turnoff for some renters.

If you PM me your property or just cross streets address I can give you an Investment report and highlight some strategies. Free of course. I can estimate the vacancy in that block, and other aspects. Don't make a decision only based on how numbers pan out in Excel. That's on paper, reality might be brutally different.

Im very reluctant when I see sub 40-50k priced properties which signal D class asset. Questions your assumptions as follows:

- if comps price is all over the place I suspect you're seeing a lot of foreclosures? I'd be careful if that's the case. You might not sell it that easy once you have it.

- I have seen at least 2 situations in which someone was trying to "generate" high value comps in MLS so to speak by producing an inflated transaction between "friends" just to attempt to "prime the pump" in a bad area full of tax sales and foreclosures. This sounds crazy and it shocked me as well, but every day I learn something new.

If you need a very very ballpark figure, it's good. If you need to account for property type and baths and sqft then probably you need something else.
