www.zilpy.com make sure you put in the right type (SFH/Apt/TH), beds/baths and sqft. It will make a huge difference in the outcome and selection of comps.

I'm well aware of that, however Sean is an industry veteran who gathered insights from other people and companies whose voice matters in the Real Estate. The fact his company is in only 5 states is less relevant.

Yeah you will still need to shampoo carpets and remove pet dandruff or whatever when they move out. Your next tenant might have pet allergies and you're on the hook. I always explain it like that to my tenants with pets if they whine about the "size" of that fee. Same for those who smoke inside, I take it off their deposit, because honestly I have to put a fresh coat of paint to cover up the "yellow" on the walls.

I do standard non refundable pet fee of $250/pet. Deposits are subject to holding in different account and paying interest etc etc. People got sued and lost for not properly managing deposits.

There are a lot of companies specializing in "turnkey", meaning they find it and even manage it for you. But, you can expect, modest returns in the 9-12% range. Fine one in your area, connect with your local REI Club/meetup and they will instantly hook you up with one of those.

Welcome to BP, a great place to be ;-).

dig around the forums, you will find plenty of literature on this topic. Also you need to define "very little money". RE is one thing you usually leverage your cash, but "very little" will get you no start. Better add to that little to make it a bit meaningful to get started.

Attend to local REI club meetings. Real Estate is a close knit industry, you will have the chance to get your hands on quality analyses.

I attended last night a meeting with SJREI and Sean O'Toole of PeopertyRadar.com gave a VERY nice outlook of the global US market, past and predictions. I was completely enlightened.

Same here, my credit never suffered from REI financing and I'm at 830+, not more than the usual inquiry hit. Again, have a large amount of consumer credit available to you. I keep few cards with $25k+ credit lines. when I look at my credit report, I'm pleased to see they say "credit utilization" 4.5% lol.
