Hey Folks, just looking for some feedback on my analysis. First, is the pro-forma I did on the property; trying to figure out where it currently stands. Second calculation is any value-add proposition and my offer price. All critques are desired and welcomed

I am having difficulty figuring out what market rents are and am getting a broad range of data to set the value add market rent properly.  Conservatively $635 seems do-able but it could, realistically, be $700 per unit.  Any process tips on identifying market rent?

$700 per unit pushes monthly cash flow $275.
