 if there is 6 months protection for the first agent and the seller changes agents and sells the house within that 6 month period, what happens then?  Is the 2nd agent out of luck. Is the commission split?

Hi,

I just completed the third round of mailing to code violations and driving for dollars.  I've gotten several calls from people telling me to stop mailing them and that they don't want to sell.

These have been in the form of voicemails left by the sellers. I've taken their name off.  I know mailings should consist of at least 6 touches, however I guess I'm getting apprehensive about annoying people. Or should I just not worry about it because you can't please everyone?

Hi, I'm considering selling my house via self-listing service.  I plan on getting my realtor license in June however, I don't think it'll be in time to use it for my own home.  I still need to decide on a broker...

Anyway, does anyone have any advice on things to watch out for when doing this.  Common pitfalls, etc.? Thanks!

Hi, I've come across a few sellers, who when I give them an offer and it's low because their place is a wreck, they reply, "Well, the land alone is worth $X."  What is my retort?

In conversations with others, could my argument be, "The land may be assessed at that number, but assessments are almost never in sync with the current market."

OR

"The fact that your house needs so much work actually lowers the value of the land."

Is that last one accurate? Any other ideas you have on this would be great! Thanks!

Hi, I have a seller who wants me to omit my inspection and financing contingencies. Have you had a similar situation and how do you handle it?  Did you stand firm, negotiate or move on?  Did removing them come back to bite you?

@Bill Gulley definitely makes sense.  I appreciate everyone's input.  If the seller walks, because of the financing contingency, it is what it is. I will do my best to explain the reasoning behind it.

@Richard C. I see your point about "partner" and the legal definition.  What about "advisors"? I have an attorney who advises me.  So if my advisor does approve, wouldn't that work?

Hi, I have a seller who wants me to remove the financing contingency from the contract.  I still have an inspection and "approval of partners" contingency.  Will that suffice for CYA?
