As an investor- there are a few plus and minus about flat fee-

Plus

you negotiate the deal

save seller commission

control the process

Minus

control the process means getting calls to view, get all the questions

Need to know the rules of the game

know what limits are with the Listed MLS agent and work within them

I recommend flat fee in a sellers market but not in a buyers market. Also with the new centralized showing  here in our market it is easy to keep up with who shoed the property or not. I also offer an additional 1/2% to the buyers agent for a 3.5% commission.
