Post: Viability of this Whole Lease Option scenario

Hi, I came across an ad for someone willing to lease option their house. They wanted a non-refundable option fee of $2K.

Could I work with them to find a Tenant/Buyer, ask the T/B for a $4K option fee in order to profit $2K from this deal?

Is this possible? What are the pitfalls/issues, etc.?

Hi, I spoke to a homeowner who owes $200K on a 4/2.5 SFH. However, they are 6 months behind on payments and owes about $11K in back mortgage payments. PITI is $1500/month.

Comps are coming in at about $225-250K.  Is there any solution for this situation?

The seller owns it free and clear and it would be balloon payment after 12 months.  By the way, one thing I was considering would be to lease option it to a T/B.  But let's say I buy it for $65K and lease option it for $68K with a $3K nonrefundable option fee for 24 months.  What happens if after 24 months, the home only appraises for $60K? What issues arise?
