Hello,

I'm seeking private lender financing for a Buy-and-Hold property in Lincoln Park, MI.  The home is $38K with all fees and closing costs. The numbers work out to adhere to the 2% rule, actually 2.25%, and a cap rate of 12%.

Depending on the terms, I am willing to cash you out in anywhere from 12-60 months. I have cash reserves so you're guaranteed a monthly payment to matter what.

I have excellent credit, and a well-paying, steady, full time job.

Hi.  I'm in a similar boat as the OP. I signed up to take the class and I hope it will help with finding deals and possibly accept clients on a limited basis. I have two questions:

-Once I sign up with NAR, will I have MLS access for all of the US? Or just the state(s) in which I'm licensed?

-It's sounding like being a Buyer's Agent is not possible to do part-time because you're shuttling buyers around to different houses. However, can it be done part-time if you're a listing agent?

Also, ideally, if I can close on one house a month and keep my full time job, I'd be in heaven.  I'd even be satisfied with one house a quarter. Is this realistic while holding a full-time job?

So I explain that while you're accomplishing the goal of selling your house in 1 or 2, you have to make the "concession" of buying it at today's price.  You can't account for appreciation in the agreement, correct?

@Brian Gibbons and @John Jackson , I've gotten questions from sellers where they are open to a L/O however they want to account for possible appreciation in the 1-3 years that the lease is in place.

What is my response to those requests?

Also, they also say, "Well ideally, I just want to just sell it or just rent it." I've heard that an option without the lease part could help them, but I'm not sure how to frame that scenario for the seller. Any thoughts on that? Thanks!
