Great info Matthew King about the POS. I have only read about the fees and I always thought it's best to stay away from those counties because a relatively good deal can quickly become a nightmare. The fact that the repairs are not optional is what I find as so frustrating.

Thanks Joseph Conrey . Nice job on the summary. I have read the book 3 times and I had forgot a few of the things you posted. This is one book that has created more real estate investors than any other book!

Fix and flip is a good shorter term goal but you may want to consider buy and hold for longer term passive income. Regarding connecting with other investors, there should be BP meetups somewhere around New York. In addition you should look for REA meetings of local investors.

Hi Ken R. and thanks for sharing a great story. In this space of one evening you demonstrated commitment, perseverance, creativity, and being focused on your goals. I'd say you have all the makings of a great real estate investor! Well done! If you use this same personality to overcome the countless challenges that will greet you on your road to success, you will have the ability to complete deals that others just wish they could. I have been working on a large deal for the past 2 years that I originally thought would be just 3 months. I have felt like quitting many times (about every 30 days!) but I know that giving up will lead to failure and regret. Your story showed that you have a high probability of being successful in real estate. All the best.
