They are definitely available in Cleveland at that price, even cheaper, but the neighbourhoods reflect the price. I purchased a house for $18k that I thought was a C neighbourhood that was actually in a D/war zone.

Hi Tajinder Kandola , you are living in a terrible market to get started at your age. As a fellow BC resident, I would suggest you join a few of the local meetups to meet other local investors. Also I would spend a year trying to get an intense education in RE investing. The BP site has a ton of resources to get a free education.

Hi Naveed Mahboobian and welcome to the BP community. No money down is possible but not common . In fact it is rare but remember that different partners bring different things to the table. Some bring deals, some bring money, and some bring expertise. One of my eventual goals is to have enough capital that I can invest passively with a partner who does the investing. Be sure to take advantage of the BP community by asking lots of questions.

Hi Tajinder Kandola I'm a fellow BC investor and maybe we can get together sometime for a coffee to talk real estate. Regarding your question, I wouldn't be concerned about the interest rate because rates are so low that you are losing money if you are trying to make money through savings. I would keep reserves for capital repairs and other unforeseen events but no more than you need. You should always be reinvesting or refinancing to purchase additional properties. Do you invest in BC or elsewhere?
