@Heather H. hi Heather, I agree with @Nick Disneytaxes are reassessed every year and yes you can count on them going up after a sale that is higher than the Bexar County Tax Assessor appraisal. The amount of taxes is a percentage of property value minus any exemptions. If it’s an investment property you won’t have exemptions as @Nick Disney mentioned.

@Conrad Metzenberg I am currently buying a triplex in the area...I will let you know! Some of the things I look for are rehabs, cool eateries and bars, and community involvement. I see all of that in the Dignowity Hill area. Currently, I use New Braunfels Ave as my boundary - anything east of that street is still a ways off in my opinion. I agree with @Rick Pozos that the "area has lots of people who have been there for a long time and are not moving or rehabbing." However, some will be forced to as property taxes are skyrocketing. 

You mentioned being concerned about a C area with C tenants but the cool thing about that area to me is that there are A and B tenants looking for A and B rentals in a C area. In other words, a lot of (mostly) young people want to live there, but finding nice properties to rent is tough. That's the niche I'm trying to deliver to.

I'm excited about the possibilities for that area...if I see a hipster toting a cello, I will let you know!

@Joseph Weisenbloom I recently applied for nonconforming use rights for a duplex in Dignowity Hill and was successful. I learned tons in the process. Interestingly enough, when I first wrote to you I was under contract with this property and didn't know it wasn't functioning correctly under the current zoning. The appraiser flagged it and required remedy to proceed with the loan. So I had to jump in and learn the process.

@Ian Donovan. I'm experiencing a similar issue and am wondering what you decided to do? Were you planning to buy this property with financing? I believe one of the first roadblocks is when the bank appraiser discovers what you found out (non-conforming zoning), they will not lend on the deal.

@Joseph Weisenbloom. I'm curious about your situation with the SFR you wanted to change to a duplex. If it was functioning as a duplex, why did you feel the need to get it officially rezoned? Also, after you were denied, did you continue using it as a duplex? Further, I was under the impression that an older home already functioning as duplex since before like 1971 would be grandfathered in.

@Josh Thomas I have only a small sampling but of the 10 vacancies I have filled in the past 17 months, not one took longer to fill than 30 days. Tanya Lechner is a great resource for this data and definitely knows the city and rent trends. Thirty days would be 8 percent vacancy in a year's time, but I don't really understand how those statistics are gathered and calculated.
