the solution is better tenant screening. do it yourself if you don't believe your property manager can do it 100% to your satisfaction. either you or your property mgr should meet the lead paint tester and accompany them to the rental properties with copy of the keys to let them in. put your tenants on notice ahead of time. if you don't have a license to rent then you can't rent and that means automatic eviction, imho. make it clear to your tenants. My coin.

co-signing with Kevin M along with the good ole leave the keys in a lock box if they really wanna visit the property. should you receive an offer in the midst of all of this, negotiate at least a 90 day closing date. this will blow over by the summer. heat kills 99% of germs and viruses. my coin.

 no extra charge to the elders. extra charge to the college students, yes indeed. most

college students are teenagers which are irresponsible. I'm not sure how old you are but 

you must recall college life, particularly off campus living. 

just a few concerns:  furnished units have to be covered on your insurance which will effect your premium.

you gotta be mindful of damages to the furniture in addition to the rest of the place. not everyone will have

sticky fingers but be prepared for the occasional theft during transition at the student occupied units. 

the bedbug epidemic comes into play particular with the more traffic. again, its my coin. feel free to disagree.

students (minus most grad students) are much more of a liability and all around headache. I may offer a furnished  or even partially furnished unit to the 57+ tenants at no extra charge. my coin.

$165K to close plus $80K-$120K rehab from the frame is at the $$250K-$300K mark not including holding cost. ARV needs to be more on the $400K+ side with verified recent comps. there's plenty of docs and data needed. A professional packet put together is definitely needed up front and don't forget to include the barter. make sure your numbers are on point...all i's dotted all t's crossed.

what do you know about BANKRUPTCY? 

do you know whether there's a difference between Bankruptcy auctions and say foreclosure auction? if so what?

 the answers are crucial to how you move on this or nah. my coin.
