I've lived in Lansdowne for 7yrs now and the few time I've had car trouble I've used AAA. They're pricey but seem to have no issues towing to and/or from the suburbs.

As far as rehabbing the suburbs contractor laws are more strenuous than within the City of Phila which is why often times investors / cash buyers shy away from purchasing outside of the city limits. Even the those that purchase $100K+ properties.

Germantown / Mt. Airy section of Philly would be the only exception in that they have many historical houses so you need permission for everything when renovating and can't make many changes to the exterior etc.

Greetings to All,

I've already created a post in the general real estate category but I'd like to re-introduce myself properly as a new and happy member of Bigger Pockets.

I network by nature and although I've heard of BP for some time now I'm just getting around to utilizing it. GREAT WEBSITE. For Us By Us is always a plus. I love Real Estate Investments which is a part-time business for me now yet we're working on making it full-time and doing the whole firing my boss thing.

I've a decade of experience though I took a hiatus from the business I'm back in full swing.

**Philadelphia, PA is my primary market since that's my backyard and front lawn. I also work St. Louis, MO, Baltimore city/county and Maryland, Memphis TN, NYC, FL & GA markets to name a few.

Residential is my main niche yet I do perform consulting / intermediary work on commercial deals wherever a nice opportunity arise.

If you're a new or seasoned investor I'm looking to network with you towards the greater good which is BIGGER POCKETS. ;-)

The seller's agent usually provide a BPO to all interested parties. If you're new as a commercial investor its recommended that you have an agent also. You can either use the seller's agent (which often they'll work as a dual agent) or use your own separate agent.

Due diligence is always a must no matter what. That's where your team comes into play. Having a power team as a real estate investor is essential.
