so you didn't have a set date to move out from your current place before you signed a lease to move into a new place. that's the overall problem according to your thread. its always best to have everything in writing beforehand. some landlords want a 30 day notice (if you're on a month to month lease then that's what they generally get) to move out. some landlords ask for a 60 day notice to move out. Regardless of that, I really don't see what the confusion stemmed from if you put a deposit down on your new place to move-in and got a copy of your new lease in writing. Everything should've been written out plainly in the lease regarding move-in date, late fees, dos and don'ts etc.

so you have a sharp rancid stench piercing thru the house. you wrote "a skunk likely" meaning you aren't sure. still, someone has to check it out, either you(free of charge) or rodent control (not free of charge). afterwards you might want to find out how it got in and seal it somehow so you won't be going thru this a few weeks later. rodent control (if you go that route )will have advice on how to get rid of the odor. otherwise  I'm sure that there's at least few youtube videos on DIY for it. though it might take a few days to completely be gone, best of luck.

be mindful in a C- / D neighborhood, that fancy gadgets and gizmos may draw the attention of the neighborhood miscreants because they know when a board-up is being worked on that new items are being added inside...sounds like a great security system is needed and make a friend with a nosey neighbor, leave your card with contact info on it to keep you in the know of potential shady goings-on with the property.  my coin.

 Check my state... are you saying it's state law determining who pays?

well, some regulations are national however, real estate licensing rules are majority state by state. I've had agents in PA look for rental property for me in the past and they assured me that the owner gets the bill. In NY they typically look to the renter for payment. that's why I recommend that you look to your state for specifics on who pays the broker regarding leasee/leasor agreements.

depending on the location and the level of demand... a vacant lot could be worth more than a dilapidated sfr or mfr nearby.
