Post: One Airbnb Account with Multiple Properties?

I would love to get everyone's feedback on whether or not I should have multiple Airbnb accounts or only one. I recently only had one property but not I have 3. The new properties will be deeded into an LLC so I think it makes the most sense to list these new properties under the LLC and separate from my first Airbnb property. Just haven't done that yet so I wanted to ask first. Also, is VRBO any different that Airbnb on how to handle this? Thanks for the feedback!

I only have one STR at the moment but could have upwards of 5 by the end of 2021. I've been using Zelle and Venmo but I think it's time to treat this more like an actual business. Any advice is appreciated.

First off this has nothing to do with politics.

I’m curious what everyone’s thoughts are on automation and how it could impact the labor force in the next 15-20 years and how that might in turn impact real estate investing.

After reading the following news article below it got my wheels spinning.

My business partner and I only have 7 rentals at the moment and are trying to scale quickly like everyone else. I’m just curious what type of impact automation might have to our real estate investments in the future if any at all.

Thinking about using this in a $300,000 flip. A general contractor who flips his own houses regularly recommended this to me. I was planning on using an 8mm Coretec Luxury Vinyl Plank product but Select Surfaces is half the price. SS is 14mm thick but not waterproof. I just got finished with putting down the Home Depot Allure product in a lower end flip and I've decided against using it on this since I don't think the 4mm thickness would be good enough for a higher end flip. Would love to get some feedback on this product!

Hello Everyone,

I am a fairly new member and am looking for a good real estate attorney in the Huntsville, AL area. Since finding BP a year or more ago I have purchased two rentals and am under contract on my third. I need to setup an LLC and would like to work with someone locally if possible but am open to other suggestions as well. Two of my properties are in Arkansas and one is in Alabama so I'm not sure how that would affect my LLC or which attorney I work with so any help you can provide would be great.

Steve McGovern you posted an idea last year that my attorney just mentioned to me as a possible solution to this issue of placing rental properties under an LLC. This is what you mentioned. "Consider creating the LLC as your management shell. You can lease the properties to the LLC, who then is solely responsible for subleasing to your tenants. Again, this may not absolve "you" of liability, but it will put the shell in between yourself & the assets."

My attorney seems to think this would work and give me the protection I am looking for so I am curious if anyone else is doing this before I do it myself. I already have an umbrella policy but I would feel better knowing I have some extra protection in place.

Thanks for the feedback gentlemen. Stephen your suggestion to look up the reviews for all the property managers in the area and throw out what the tenants are saying but take into account if they have any bad reviews from owners is great advice.

I am under contract for a property in Cabot, AR (near Little Rock) and would love to get some recommendations on a good property management company to use. I am new to the world of real estate investing but will have two properties under my belt since November so it feels great to actually get in the game. Thank you for your help!
