I have several long term rentals in the area and I’m trying to determine if it’d be worth it to convert these to short term rentals instead. I have looked at AirDna but I’m not real comfortable with the data (especially the average daily rate) after looking on AirBnb directly and finding comparable properties (and their calendars) close to my properties. Are there any fellow BPers that have first hand knowledge of how their short term rentals are doing? How are the regulations currently in Fort Worth and the surrounding area? Is it a must to be xxx miles from the airport?

Most of my properties are 3/2 ranch style homes.

Is $7,500 a good estimate to outfit each property with furniture, decor, washer/dryer, TVs, etc?

Is there much difference in revenue for a 4 Bedroom cabin in Wears Valley vs Pigeon Forge/Gatlinburg? I would think based on the location and the extra drive time it will bring in less revenue but I’m curious if anyone with a 4 bedroom (no pool) in Wears Valley would be willing to share what their experience has been.

Is this area gaining popularity and would you consider buying there even though it’s farther from the Parkway?

If my name property is in my personal name and I don't have an EIN number how do I add the lodging tax to my listing?  I have my business license number. Airbnb is asking for both a Business tax ID and Accommodations tax registration number.

Thanks Paul... are your properties in your personal name or in LLCs?  I think I read where if all properties are under one account if you get a bad review at one property it affects the other ones as well. Is that correct?   For accounting purposes are you able to separate each property very easily for tax purposes?
