@Russell Brazil so I would have to have 1-2 years of being an agent to be able to get a loan. My real estate agent recommended keeping my full time job and working as an agent on the side so I can still get loans. What do you think about that? Thanks for replying I appreciate it.

Hey Everybody! Just to preface I am pretty new but do have a good general knowledge of investing in real estate. Currently looking to purchase my first duplex. My uncle suggested that I get my real estate license but after talking with a real estate agent I am now concerned that If I get my license I won't be able to get a loan because they look at the past two years of finances. If anybody could help me here I would really appreciate it!

I’m a beginner real estate investor but have been reading and researching religiously. My next task is how to determine whether a property (duplex,Triplex,Fourplex) will be profitable. I know there is a program through premium on BP that helps you with that. I’m not 100% sure on that. But I need some guidance on how to go about figuring that out. Obviously income-expenses in a simple form but I need a more specific way. So I can understand fully the math behind what makes a good duplex (what I’m starting out with) profitable/worth my time or not. Thanks for reading and love this community!

I am personally looking into purchasing a duplex but I don't have enough money. I will not let that stop me from pursuing my dream. That being said I know creative financing is an option however I need a little bit of direction going there. So firstly I do not have a house to take out a HELOC so that is out of the question. I have a great opportunity to purchase a duplex for $115,000 (I'm sure I can negotiate it down to ($100,000) in a very growing neighborhood that is remodeled as well with a tenant paying $800 in the bottom unit. My options seem to be seller financing which they of course would need to be in a situation where they don't need the money instantly. Or a lease option. I was hoping someone would be able to point me in the right direction. Pretty new to BP here about a week or so!

Hey Everybody!

So I'm looking at purchasing my duplex and I have some big decisions to make. So I can go with a conventional loan for 5% down or a FHA for 3.5%. So I can live there and rent out the extra room (roommate) or I can rent out the entire upstairs and the downstairs is already rented. What is your guys opinion. Also on BP what topics and discussions are really helpful for continuing me real estate education.

 HI Dillon. I am also 19 years old and just starting out. Would love to chat! I am leaning on getting my real estate license but not 100% sure if that's the path I should follow down.

I make 30K and pay nothing but for my car everything goes to savings. In my point of view I'm trying to figure out what they have to offer for me. As far as what I offer is that a potential deal(s) for them. I don't know an extreme amount but learning everyday. My uncle does this for a living with about 100 rental properties or so.

Hey everybody so thankful I found this website upgrading to pro soon! Anyways so I’m just starting my real estate journey at 19. Dropped out of college and working full time to pursue my dream of financial freedom. Just started the process today to get the ball rolling and I have 2 interviews today set up. I want to buy and rent out multi family properties. I was hoping you guys would be able to help me some good questions to ask. Any help at all would greatly be appreciated.
