Hey Everybody!

So I'm looking at purchasing my duplex and I have some big decisions to make. So I can go with a conventional loan for 5% down or a FHA for 3.5%. So I can live there and rent out the extra room (roommate) or I can rent out the entire upstairs and the downstairs is already rented. What is your guys opinion. Also on BP what topics and discussions are really helpful for continuing me real estate education.
