How to Determine profit (cost analysis)

I’m a beginner real estate investor but have been reading and researching religiously. My next task is how to determine whether a property (duplex,Triplex,Fourplex) will be profitable. I know there is a program through premium on BP that helps you with that. I’m not 100% sure on that. But I need some guidance on how to go about figuring that out. Obviously income-expenses in a simple form but I need a more specific way. So I can understand fully the math behind what makes a good duplex (what I’m starting out with) profitable/worth my time or not. Thanks for reading and love this community!
