Creative Financing Options

I am personally looking into purchasing a duplex but I don't have enough money. I will not let that stop me from pursuing my dream. That being said I know creative financing is an option however I need a little bit of direction going there. So firstly I do not have a house to take out a HELOC so that is out of the question. I have a great opportunity to purchase a duplex for $115,000 (I'm sure I can negotiate it down to ($100,000) in a very growing neighborhood that is remodeled as well with a tenant paying $800 in the bottom unit. My options seem to be seller financing which they of course would need to be in a situation where they don't need the money instantly. Or a lease option. I was hoping someone would be able to point me in the right direction. Pretty new to BP here about a week or so!
