We're an investment brokerage based out of Sarasota, we specialize in investment purchases, and their subsequent management. We have a commission structure specifically for investor/agents. While you aren't able to buy or sell for others under this structure, you are responsible for only a transaction fee of $299, and a nominal $250 fee for our time in dealing with your transaction. To have a management company that manages another companies' properties, even if you own the management company, and the companies that own the properties themselves, you either need to charge a flat fee across the board for "management & accounting" with no leasing fees, referral fees, or any other kind of "fee", or you needed to be a Florida licensed real estate broker. If you choose to become a Broker, be aware that you need to carry E&O & Liability, and you need to register a physical location with the state as your office. Unless you rent an office space - that's your house. Do you REALLY want your tenants and anybody nosy & with enough knowledge to pull public records to know where you live? I know I don't!

Either get Buildium (or equivalent) and manage each property as an owner operator, or jump through the hoops of getting your real estate license. Being a flat fee management company in Florida is just asking for problems (FREC doesn't like them, and neither does the IRS!)

It depends on if you're a licensed realtor or not. Under Florida law, a landlord cannot give more than $50 to an unlicensed individual for a tenant referral. Period.
