Thanks! Ill take a look into MS Projects. We used Asana and basecamp before, and they weren't exactly what we were looking for.

We are switching the project management software in our company. Which project management software is your favorite? We are Apartment owners, we purchase and rehab apartment complexes here in Arizona. We are looking for software where we can run multiple projects at the same time.

Todd, 

We are actively investing in multi family around 20-80 units. Current in contract on a 70+ unit and looking at a 60+ building right now. 

We invest in the Arizona market. Our biggest deal so far was a 120 unit. We purchase as a forced bank sale, had to close in 21 days! That was a fun purchase. 

How's the Minnesota market working for you? I was born there, and travel back there every once and awhile!

From a marketing perspective it is almost a "must" that you use terms like "i buy houses" or "we buy houses." Is it unethical? I don't know, it depends on your strategy. We normally take down all of our deals and then resell them, so yes, we do buy houses. If you are a flipper I still think it is fair to say you buy, because you have a network who actually pays the cash to buy the house. So in a sense, your network is your team. On the flip side how would you market yourself? I guess you could use terms such as "I will find the buyer for you" or "I have a network of cash buyers for your house..." From a bandit sign perspective this may work, but from an internet marketing standpoint it would be very difficult.

Just my 2cents.

We just completed a similar deal. We flipped the house vs. taking it down. We scheduled to close in 30 days, with a lease back option for an additional 60 days. We calculated the local rents and came up with a fair rent price. The deal closed in 20 days with our us and our buyer who understood the terms going in. We held $10k back in escrow, with which the rents were deducted, and the balance was paid to seller at the end of the 60 day lease back after property was vacated. Worked perfect.

Tough situation. If the agent is in fact being greedy, I would explain why you were going to throw him a bone, and now you are not. If he is in fact that type of person, I would not worry about your reputation, as others may have experienced the same with that person. 

However, do what makes you feel like you are doing the right and honorable thing. Follow your gut on this one. 

Only you truly understands your situation.
