That is a real problem. When we started out in wholesaling we quickly found that taking down the properties, then reselling them was a win-win for everyone involved. With that being said, there are many 'great' wholesalers, and its unfortunate you found one bad apple. Spend some time and find some reputable wholesalers in your area and you will have better experiences moving forward.

Squeeze pages are a great tool. Keep in mind though they are discovered through a campaign. You need to have some systems in place driving traffic to your squeeze pages, otherwise they hang out in "internet space," and just look cool to nobody. 

Do you have strategies in mind to drive traffic to your squeeze pages?

Do you have a budget in mind to accomplish this?

Do you have a main website setup currently?

The biggest mistake I see is people spend a ton of money on websites and squeeze pages, but spend zero on promotion.

If I had $10K to spend, I would spend <25% on development and >75% on promotion.

Think of it like this: The guy who restores a beautiful car and leaves it under a tarp in the garage, gets only those select invited friends to see the beauty. The other guy who restores the same car and then drives it all over town, gets recognition from the community:)

I would use a belt sander vs. a drum sander. You can rent them at home depot. Get a really course paper to start (20-40 grit), then finish it off with a finer grit. The course grit should remove the old paint. Using stripper is messy, and expensive. If you do use stripper, make sure you get the best stuff. I have done it both ways and prefer to not use the stripper.

If you have real wood floors I would preserve them vs. laying a cheaper floor on top.

As far as creating 2 sites, I would keep them clean and simple. Keep in mind you will want to budget X amount monthly for promoting the sites using adwords, etc..

First off, creating a website is worthless unless you are going to market your site. You can spend 10 Grand on a great website design, but see no results without proper marketing to promote your site. 

Second, there are some great sites that you can list your properties for sale, find buyers, etc. One site is [REMOVED]

As far as finding sellers, I would try direct mailings, door knocking, bird dogs, etc... if you do not have sufficient funds to promote your site. However, a site used as a landing page for your direct efforts (listed above) can be a great way to show professionalism.

I am sure you have your own evaluation formulas but here is a brief example of how you may price this out:

44X400 per month ($17,600) Gross income monthly

X 6 mos ($105,600)

Divide by cap rate 10,11,or12 (CAP Determined by Grad of area C/ C- /D)

10% Cap = $1,056,000

-Repair Expense $250,000 = $806,000 divide by 44 units

= $18,318.00 (price per door) This would be a good buy:)

This is based on C grade neighborhood

I agree with @Andrew Cordle I would get a good website up and running for credibility. I would not recommend doing a ton of online advertising or marketing unless you have at least an hour or two a day to dedicate to it. If you want to go directly after wholesale deals, I would spend my money on mailings, bus station ads, flyers, door knocking, signs, and that type of stuff. I would also recommend to choose one or the other; wholesaling vs. fix n flip if you are doing it by yourself. Keep your focus on one and dominate! Each one can take up all of your time. Either way good luck!
