They are simple to run if you know where the sewer lines go and you pay attention to the snake line...

They make small hand held ones that will get the first 4 foot or so of your interior piping.  You made it sound like a full size to get out into the main.   Like a previous poster has said you really want to know what is causing that backup before you go shoving a snake down there.  It will let you know which tip to use and also how you can prevent your next backup.

If you do decide to do it yourself be sure you use some patience.   If it's really hard getting it to move forward it could get really hard to get out.   You DO NOT want to lose a tip or snap a snake inside the pipe...

I would work on getting the debt down personally.  It will make getting loans on rental properties easier and your cash flow a bit more significant.  However, if you come across an unbelievable deal I wouldn't pass on it if you can make it happen.   You may be in a situation where you can fix and flip so you can make some money to knock down the loans (especially credit card and auto you are very close there).

The less liabilities you have the better.  That extra 1.5k a month could really vanish extremely quickly if you have an issue with a rental property or a tenant.

I've gotta say this is a broad question....   Philly and its surrounding areas talks about houses between 30k and million plus easy....  very easy....   what kind of investment?   What kind of budget?

Tons of areas have pros and cons... I've done a few flips in bucks and montgomery county and have done great... however people have been overpaying recently so I have been looking into new areas....  In my opinion a lot of people are starting to over pay for philly and the surrounding areas... Tons of great areas for buy and holds and flips... just make sure you buy and sell wisely....   Don't just assume.....

Look at comps.   There should be plenty on this topic throughout the site.   Basically look for a house as close as possible to the house you want to flip with the same style beds/baths and in good shape that recently sold.    Adjust your price slightly for things that your house might have that the other doesn't or vice versa.

I'm sure there is some kind of random spreadsheet formula behind their number.   zillow was founded by statisticians who constantly hone their formula.   however, that being said I wouldn't trust anyones number but my own.   Those numbers are just kinda guesstimates

Basically you are looking for vacant houses or obviously distressed houses.   This time of year or at least close to this time of year a good indicator is when you have a house with a real tall yard because they haven't gotten anyone to mow it yet.
