Current Cost/SF for New Construction in Atlanta

I have a lead on a vacant lot in the metro Atlanta area (Smyrna/"Sminings"). It had a house on it that burned down. The owner is demolishing the house and then selling the lot.

I work for a multi-family developer/builder, and our current hard cost for construction is running between $120-130/SF (including overhead and fee). That is for a 5-acre site w/ 300+ units and high-end amenities. So it's not an apples-to-apples comparison.

I'm just trying to gauge what the current cost/SF to build a single family house is in this market. I'd like to know what it is both using a GC and also being your own GC (which I can do). Just need enough to see if the numbers will work.

And unfortunately, info like "$90 to $170/SF" doesn't help me much. So think of this as a 3,000 SF, craftsman-style house. 4 beds, 4 baths. Standard finishes for the market (granite, wood face cabinets, hardwoods, etc.).
