Buying a small portfolio in Dawson Georgia.

Hey everyone hope all is well. I am buying a small portfolio of 6 properties in Dawson Georgia. This is my first time investing out of state as I am in Orlando fl. Now I do invest locally but never out of state. This deal was a steal in my opinion all 6 properties for about $40k and two out of the six are already cash flowing about $300 a piece.  All of them do need some rehab. Now the properties where purchased cash so there will be no mortgage. I was wondering if anyone has knowledge of this area and has some pointers for me how to get maximum cashflow and which property management company they recommend. Or would it be better to fix and flip all of them?
