There are parts of little rock that are very bad.  I don't invest in that area south of I-640 because of crime. Check out the documentary bangin in the rock.  Little Rock is one of the most violent cities per capita.

I just completed the BRR part of a SFR project in Sherwood and now that I have tenants in the home I need to refinance. The lender I've used in the past said he can't refinance until I've owned the property for more than 6 months. Anyone know of a local lender that will refinance before 6 months?

Does anyone have any experience with affiliate marketing? This isn't a real estate question per se but given the entrepreneurial spirit of the BP community, I figured I'd ask. I pretty much have my niche of REI down and I am wanting to create additional revenue streams. If anyone has experience with AM, I'd love to know if there are any books, podcast, courses, or youtube channels you would recommend? Any advice would be much appreciated. Thanks!

This is an old post and I'm interested if any of you are still doing AM? I feel like I have REI down pretty well and I'm interested in creating other revenue streams. Any advice on AM? Advice on where to start/ learn? I recently saw an advertisement from Robert Kiyosaki promoting Anik Singal. Anyone tried this or know a better place to start?

I know a lady that was randomly attacked by a pit bull and it almost ripped her stomach out.  Also, my brother has had pits and they were super aggressive towards other dogs.  I still like them generally though. .
