I've never done a wholesale deal, but I am curious -  why would someone double close over simply assigning the purchase agreement.  I understand why someone may double close if their purchase agreement had an anti assignment clause, or they didn't want the other parties to know they were wholesaling the deal.  Other than that, it seems like a hassle to double close when you could just assign the contract.

@Eric Pinter , or anyone else, what ever happened to this Bill?  From my research, it was withdrawn.  Did anything ever come in its place?

Great post.  I'm not glad the deals seem hard to find for everyone, but glad I'm not the only one who can't seem to land them regularly.  I am re-reading @Brandon Turner's book on rental properties and felt like a total failure for not finding better deals.  I'm under contract on a 1% deal in central Arkansas, but they are hard to find.

@Mark Rogers, I just googled if Arkansas had adopted series LLC legislation and this was the first result that populated. Small world. Glad to hear AR should be allowing these soon.

I am looking at an older 6-plex to flip or BRRRR with shared utilities (master meter). I recently heard on BP podcast, with Bryce Stewart, you can convert a property like this so tenants are charged for their individual usage. I have no idea what this requires or how much it would cost. Can anyone with some knowledge about this give me the run down this type of project? (I know I can ask an electrician/HVAC professional but I figured I could get some friendly advice here first).

I just got on it today actually and contacted an owner about his house.  He had no intention of selling and did not indicate it was in foreclosure.  Did you ever learn anything more about the site?
