@Chad Hotovec,We are obtaining commercial loans under our LLC.But we are not transferring title back to our personal name,why are you doing that?I assume you are aware of the Due on Sale Clause.Where the bank can demand full loan payoff if title changes. It doesn't normally happen but it can happen if that language is in the documents.Something to be aware of.Tell us about your first deal if possible.Good luck

@Chad Hotovec,We have utilized smaller regional banks for our cash-out refi's.They are loans kept in house,usually called portfolio loans.Havent had much luck with large national banks but really haven't pursued them because we have built long term relationships with the smaller banks.Relationships is the key word.Plus some experience.Good luck with your first deal

@David C. I apologize for being so aggressive earlier.Our first home caught on fire because of my using a space heater.Luckily no one home and  minimal damage.They can be deadly.My apologies

@David C.Fella,telling tenants to buy and use a space heater is a ticking time bomb.At best,breakers start kicking or fuses pop and then @Account Closed calls electrician and conditions worsen.In worst case a fire starts and things really get ugly.My gosh what are you recommending?The tenant has a thermostat, run it up a couple points.You obviously don't have real world experience, so please!!!!
