Welcome to BP. I'm an investor in Owensboro.Glad to meet you.@Dmitriy Fomichenko passed along some good advice on his post about educating yourself.Their's always a price for tuition to anything.But BP has a lot of free material that will prevent you from wasting a lot of money.I myself have cut the price of tuition dramatically by utilizing this site.I'm trying to do a better job of networking with people, and there are a lot of seasoned investors on this site you can learn from that are not selling something.So start learning before the price of tuition skyrockets.Thanks,Bryan Drury

Hello BP,

I have a sports organization that is interested in renting a SFH from us to house some of their players in.These are semi- professional players in the 25-30yr old range.The organization will pay for rent,utilities,security deposit, and damages.We have a system in place to screen ordinary applicants but not this situation.I'm thinking about what I need to do to thoroughly check this opportunity out. I'm thinking it's similar to college student housing in some ways but a little different.Not sure how to vet the organization,players,and situation.Players may be rotating thru housing as some will be permanent and some temporary.Any advice would be appreciated. Joe, I would say that may depend on each banks policy.I am getting a HELOC on a house and banker asked how long we owned it . 2 years.He said no problem.He gave me 2 options. 80 percent LV on the appraisal which costs more to do. Or 80percent of tax assessment which is what we paid for it. Minimal cost for this option. We paid 50K and I think it will appraise for 70K.
Comps in the last 6 months are most relevant in our market. Listing prices don't matter.Final sale price is what matters.This bank is a small community bank, and their policies are pretty lenient in our case.Hope that helps

Thanks for the welcoming,everyone.We have several good BBQ places here in Owensboro.The city proclaims us as the BBQ capital of the world. We do have a nice BBQ festival the first week of May.As a matter of fact our church won the cooking competition this year. It is excellent.

Hi everyone,
My name is Bryan Drury. I'm from Owensboro,Kentucky.I currently work in the aluminum industry.Have a farming background as well as other real estate.Have 5 single family rentals.Also have completed and marketed 3 flips. Currently have 2 flip projects going on currently.Would like to learn more about flipping and possibly development of farmland to residential use. I have been following BiggerPockets for a good while now.Lots of good information from experienced people.This info has guided me in my real estate decision making process.As a result I think my success is due in large part to the community here at BP. Thank you. I felt the need to give back and maybe help someone else out in the process.
