Seth, REI is certainly doable on a part time basis. Many people start out with a W-2 job and part time real estate. Consistent money is one of the things bankers like to see. Network with RE brokers,realtors,appraisers,etc. to find potential mentors. Ask what do you need help with?? Offer your help sincerely, and you will find people willing to help you, and possibly mentor you. Good luck.

@Logan Caudill, planning and zoning will probably be against that. I would ask them some questions about that idea. Your talking about a mini mobile home park which most municipalities won’t allow. I think maybe 5-10 new parks are constructed each year across the whole country. A strong barrier to entry to say the least. Good luck to you

@Will Payne, the rule about living in the property for a year only applies to your original primary mortgage. Not HELOC. Verify with your lender to be certain. Good luck.

As a PML myself I won’t lend less than $10K, and at that amount it’s questionable unless the borrower is willing to pay 2-4 points plus 10-20% interest.Also what collateral is the borrower going to put up to secure the loan? Just a few of many questions that need to be answered to the lenders satisfaction.

@Courtney Travis, We are in unprecedented times currently. No one knows what the future holds concerning property values, employment outlooks, income expectations, ect. Hope for the best, but prepare for the worst is our position currently. If I were in your shoes, I'd continue to learn, maybe pick up a part time job in the RE industry to get exposure, finish school, and save what money you can. Also attend the local REI groups and make friends. If your genuinely interested someone will recognize that maybe lend a helping hand. Time and energy are your competitive advantages currently. Use them wisely to network and learn about the opportunities then put them to work after graduation. Good luck you in your pursuits
