@Jacob D Cockerell, Welcome to BP. Your making a smart move by recognizing your personal finances need to be in order before investing in real estate. I commend you for that.There’s a lot of people out there that could benefit from that realization. @Wendy Sweet, Is cost segregation economically feasible on a relatively small property like this?? I may have missed something in my research, but I thought you hired an outfit that was qualified and experienced in cost segregation analysis, which was costly, and they developed a detailed plan to accomplish the tax savings. And it took quite a few units to justify the time and expenses.We have a 24 unit building and I didn’t think it would pay off. Correct me if I’m wrong, I’d like to learn more. Thanks

@Cory Buckner, For the BRRR strategy to be successful you need several accurate numbers.The ARV needs to be current, not based on an appraisal 20yrs old, operating expenses, rental rate, terms of long term loan. Your ability to get short term financing for the purchase an rehab are dependent on your network, experience, trustworthiness, cash, ect. Only you can answer those questions and take action if they need work. Good luck

@Johnny Jones It looks like your on the first 2 steps of the acronym. Spend some time reading books, listening to the podcasts, and networking at your local REI meetups. You might pick up the BRRR book that BiggerPockets published recently. That will help clarify things initially. Then you can ask specific questions to get better clarification of things you don't understand. Good luck.

@Jeff F., Hang in there fella. I know you’ve had a lot of challenges with this project. The price of tuition can be steep, but the education is invaluable. We’ve all paid for tuition in one or the other, if you’ve done it very long. I admire you for putting yours on display. Like I said, hang in there and be tough!!!

@Brad Noe, I was just in that house last weekend. Visiting with the Schlag brothers,seeing their projects,and discussing their business.They did a good job on that property.It will make someone a nice home. I’m an investor/lender from Owensboro,Ky.
