Is it a separate gas and electric meter for this unit? Some utilities give a different rate for kWs if the primary heat is electric. Take that into consideration, if it separate meters I’d call the utility company and ask.

@James Wise I would like to do 2-4 units to gain more experience, I have a SFH that I rent out, and I think my experience level and contact list isn't ready for a project larger than that.

@Robyn Gersh “doing nothing” except finding and securing the deal. I am not a wholesaler, but I think saying this individual did nothing is grossly misinformed.

@Jay Hinrichs Thanks for posting this interaction Jay.

I think some of the signs were refusal of actual ownership, poor grammar, etc, and while that seems obvious as a red flag, these guys still get people. If they didn’t rip people off this way they wouldn’t do it, so we can say it is working.

Be careful out there folks.

@Sara Martin please believe if you do that in most circles of friends you will be crucified lol. I would bring this up decades later. I think at my age, none of my friends would even consider this, at 22, who knows anything is possible.

I personally think it is lame, and I think it is much more appropriate to stay at home, eat said sub beforehand, order an app, etc.

@Pat Jackson I would take a step back, 8 days of rental and you’re upset about S&P and EVOO.

To me, a non-biased observer, seems not worth even getting upset about

@Brad E. I had a triplex in contract when it was found the rear unit was zoned as a shed, and it was not supposed to have utilities. In addition, the lot was not big enough for 3 units, I reoffered at much lower and didn’t get it.

I think that I saved myself a hard lesson in the end.

I have heard of medi-shares, I am nowhere close to leaving my W2 yet, I would love if I was. Just getting ahead of the game if you will.
