I have not used that service. I use Tenantbackgroungsearch.com and have been very pleased

Vanoy welcome to BP!! That's interesting. What value did the PM bring that was greater than their fee? Just curious. 

It seams like a lot of risk for little reward to me. What happens if you can't get the 2 week tenant out in time for the permanent tenant? 

The chance that something could go wrong and the cost of a second cleaning (time and/or money) for 1/2 months rent is not appealing to me

Postlets works well for rental listings. They post the ad on multiple sites including craigslist.

Hi Matthew welcome to BP!!

That's not a stupid question. To me leverage in the context of Buy & Hold is 

1. Using primarily someone else's money (bank loan, seller financing, etc...) to purchase an asset such as a rental property.

2. Using the tenants money (rent) to pay for the loan that purchased the asset.
