@Rion Manita if this is a fourplex they can use conventional financing. That is good for a 1 - 4 unit property. I just came across this article where purchasing with 15% down is possible. https://www.biggerpockets.com/forums/55/topics/314... You may want to reach out to the OP.

@Erick Michael Ford maybe I should of just said sprayer. Below is a link with an example. 

The bleach works excellent and is inexpensive. It's also easy to use. I would recommend wearing an old pair of swim trunks when spraying. They will get spots on them. I don't know if it works better than the chemicals or not but I can't imagine anything being more simple that works this well. @Josh Obregon the VA would one loan for one property. Anything from a SRF up a 4 until multi is eligible for a VA loan. So you could purchase a duplex, triplex, 4plex, live in one unit for at least two years and rent the others. It would not be desperate properties.

What is the address of the house in Fairfield? Not really my area but I am curios.

Welcome to BP Josh. Thank your service!! You probably already know this but you can purchase up to a 4 unit with your VA benefit. You just have to live in one as a primary.

It's beautiful up there where your from. I've always enjoyed visiting. 

One thing that has happened is the basic closing of the US Steel mill in Fairfield. That was a lot of lost jobs for Bham. What all has gone wrong with your rental there?

If it helps you reach your goal then go for it. I'd check Craigslist or similar to see if anyone in your area is offering this and the going rate. i like to use a mixture of 1/2 bleach and 1/2 water to clean siding. Just spray is on with a pump sprayer, wait 10 minutes, and rinse with a garden hose. You will be surprised how clean it gets without much effort. Best of luck.

@Robert P. I agree with you. If they don't have the common courtesy to let you know and reschedule they may not have the common courtesy to take care of your place or pay rent on time. Just my two cents...
