Here are some tips that have served me well to date.

  • Screen well and ensure you pick the right qualified tenant.
  • Manage from your head and not your heart
  • Don't become overly friendly with tenants, but, treat them with respect.
  • Treat landlording as a business
  • Ensure that repair requests are readily addressed. They pay rent and expect service.
  • Act quickly on late rent payment and evict if needed based on State laws.
  • Become intimately familiar with State laws. There are a lot of professional tenants who are very familiar with the laws regarding landlording and will take you to court as well.
  • Do not practice to be a lawyer if you are not and hire one if needed.

Below, is a link that will take you to your State's landlord/tenant handbook. Now that you have the time to read it before becoming a landlord, please do so as it's worth it.
