There is definitely a bubble. If your a builder you're only going to build luxury models that will sell to sweet sweet tech money. No affordable housing. Even in Baltimore. Workers have no ability to increase their wages without sweet sweet tech skills.

A good mold remediation company will come back and test the air to make sure mold spores are mitigated. This could be 3 days of no work until proof mold spores are gone. Mymolddetective is very accurate and in Lowes / Home Depot. I would wait 24 hours of low spore count before continuing work. Buy different color bags for mold material. Lightly mist before removal with fungicide to limit spores in the air. Throw away in different color bag then double bag to limit air exposure. My dumps close early so I usually get the bags to the dump by 2:00 pm. Wear protective gear especially for inhalation. For a small condo a mold remediation company is about $1000

Why not hire a project manager for your flips? You can sell flips if you have a good project manager running your rehab. I'm in Ashburn. I've tried Baltimore turnkeys and they generate good passive income. I bought a duplex for $65k and sold it for $65k 2 years later. The 2 section 8 tenants went from a 100% subsidized to a lower rate for both. I didn't want my rent a risk. Great property manager. Great tenants. If a HML will fund a flip, then adding a project manager makes it a great passive income tool.

They are very good.  They are owned by corelogic. If you look at the stamp on the top of all the titles and deeds in your county you'll probably see that it says corelogic as a stamp on top.  They own the data so they do a really good job of selling it.

Listsource also has a concierge service. For as little as eight dollars a month you can get consistent lists from listsource. It's easily the cheapest way to buy lists. The only better reference then list source is the MLS. And even then I would lean on listsource first for certain tax searches you might perform on MLS.

Yes. Northern VA, DC, and Southern MD. They do some minor upfront fees and then charge you 1.25% per month. You can refi anytime. The 65% rule is helpful in getting funding. If it's hard to comp they won't fund it though. I'm not sure of the details of the retirement home you mentioned if you have easy comparable sales. Wefundflips.com

I think the yellow paper and red ink make it very easy to match colors from reproduction and print. I would say yes it has to be yellow. The paper is very hard to get in bulk right!

Try another mortgage broker. Worst case you could get an interest only loan and refinance/sell in five years.
