I use three CRMs now for three different businesses. I used to have Podio for all three but the price jumped to "Oh no you didn't" so I had to go. Business 1 (Real Estate Investor) - PipeDrive. Works well with other tools. Three people $50 per month Business 2 (Selling services to Real Estate professionals) - Zoho free + Mautic free version. Tracking leads and reminders to follow up. Graduate leads from Mautic to Zoho. Two people - $0 Business 3 (Selling services to local business) - GLIP - tracking lots of VA's and projects. Easy to gain access if your company's firewalls are set to DefCON 5. Slack and other well known sites are blocked.

There is a tool that has been around for years and costs $49 per month and allows you to work with 5 craigslist folks and removes all of the guess work. If you have a good map and a route you want to follow you hire the same crew off craigslist and use an app called Solocator for $0.99. It works on iPhone and Android. They pinup the sign and take a picture. They get paid for every sign in the right spot. I've done this and the expensive way. The expensive way is much easier but if your on a budget and only have 100 bandit signs the cheap way should be fine. PM me for the expensive way.

When you put an ad on craigslist expect at least 3 calls a day from real estate agents. Expect them to bend the truth at least 3 times as well on the call. This one was particularly bendy. I listed the problem as FSBO. He promised to list my property and charge me $990. I said I would like to hear more. The whole story is if I find a buyer I pay him $990. If he finds a buyer I pay him 4.5%. No thanks. I can get 4.5 with most seasoned real estate agents if the property is in excellent condition. I can lower the price by 4.5% and start a bidding war. If your a seasoned investor you should stay away from the 990 plan.

I don't need his experience and I have never had someone work with me as a student. I told him that I wanted to interview 29 more investors to see how good or bad my initial advice was. It would make both of us well rounded as in a teacher/student relationship.

Of course he's going to get 29 different styles but that was the point. Maybe our connection was warm and he could find a really electric connection with another Investor. 

How would he ever know unless he knows what's out there?

I got a call today from a 27 year old man about my craigslist ad for a lot i am selling. He was looking for a mentor. He finally got around to asking and I told him no. I did walk him through his pitch and gave him some pointers. He paid $1400 for some smaller version of Ron LeGrand course and wasn't satisfied with what he had learned. He also felt like everything I told him was going against what he was learning from the book. He was taking no for an answer. He asked again and said he would take out the garbage. I told him to call 29 more investors and report back to me what their respond was to his request. I said even if you get an offer from another investor to go under his wing and he'll pay you need to promise to report back to me what you found out. He agreed. About three hours later I sent him two texts: 1) Play cashflow on richdad.com ten times before you call me next. 2) One player and just get out of the rat race the first three times you play His response : You got it!

I work deals out of state all of the time for good rentals. Some are owner financing so you only need a small down payment. There are some good deals in Jacksonville right now. I have cash rent properties in Johnstown that net $500 a door because we own them outright. Lots of duplexes and triplexes in this area as well. Have you considered using a portion of your government retirement savings to buy properties? The worst thing you can do is nothing. You'll only get better if you fail.
