This is a turn key 3/2 1249 sqft home in Denison which has recently been remodeled. There is a 19 x 11 bonus room which has not been finished (see pics) but that's really the only reason to have any rehab budget. ARV is priced at $68/sqft, with the comps from $65-85/sqft, and rental comps are solid.

@Account Closed Hey guys, I am building a portfolio in DFW but I have my wifes family out in Lubbock and Brownfield. Im sure you can buy some really good cash-on-cash ROI rentals out there huh? I have always been leery about out of town rentals but Lubbock might work. Can you guys give me some insight or some real life examples of your rentals out in Lubbock? I will be out there from December 23rd through January 2nd for Christams. Would love to meet you guys in person and take you out to lunch. Let me know!!

@Kent Boring DO NOT quit your job until you are making good, if not the same or better than your current job.  Start networking, learning, reading, listening to podcasts etc.  Building a rental portfolio is smart for your family's future.  How much liquid cash would you say you have right now?  You don't have to have a lot but you do need some.  You can leverage your money with hard money financing.  Let me know.  I am a wholesaler and building my own rental portfolio as we speak.  We also have in house hard money that you can use as you start picking up properties.  Let me know.

@Dustin Robideau come on down to Dallas, TX.  One of the hottest markets in the country.  Great place to invest.  And with $300k in liquid cash, your dollar can go pretty far especially if you leverage it with hard money financing.  Let me know if you are coming down.  I can get you hooked up.  Great people and food down here too :)

@Marvin S. Sorry just now getting back to you.  I forgot to post pictures.  Seller would be losing home to foreclosure.  She said she needed 3 months or less for a leaseback. Due to her current income, there is no way she would be able to pay market rent.  It would not be advisable to keep her as a long term tenant if she can only pay $500 less than market rent. PM me if you are wanting more details like the address etc.  Thanks.

Leaseback: Seller lives there after closing for a specified amount of time for agreed upon amount of rent.  New buyer is now a landlord and the previous seller is now the tenant.  Make sense?
