Solid 3/2/2 with pool. 1987 yr build. Nice curb appeal with circle driveway in the front. Roof a couple years old. Pool needs a pump and house needs basic cosmetic updates. None of the comps are super nice. So nothing super fancy needed. Solid neighborhood. Easy deal.

Solid flip or rental! Original sqft of this house is 1149, but it has a very well done add on that looks exactly like the original inside and out with windows, plumbing, electrical and a/c. The actual livable sqft is 1663 sqft. I verified it with a linear roller. It is a 3/2.5/2, which a lot of houses only have 1.5 bath and 1 car garage. 1449 Eastern Heights is pending 11 days at 165,000 and the garage was converted. Comps are selling well over $100/sqft. I put ours at $95/sqft. Rehab includes roof, windows, a/c, some electrical and basic cosmetics. I think you can get away with $25k for rental. You can rent this house out for$1200-1250/month.

Flip it or rent it! Nice neighborhood in South Dallas. Sold comps are well maintained and/or not updated with low days on the market. $53k should be more than enough to look much better than current comps. Come to think of it, you can get away with doing less to look like the sold comps but I wanted to make sure everything was covered. You can get away with much less for a rental. Rental comp right across the street from us on Medalist is smaller than us and renting for $1,550/month and is not updated. You should not have any trouble renting out for $1350-1500/month. Estimated rehab breakdown in packet.

@Kate Stephens Sell all your homes and Cali and take all the equity and invest in awesome cash flow rentals down here in DFW, TX!  Thats what Im doing currently.

@Vindy M. Hello! Great areas but very difficult to find solid deals because it is so hot.  But as luck would have it, I am working a deal right now in Little Elm, Frisco ISD, that might work perfect for you. Either as a small flip or great longterm rental. Inbox me so we can chat.  Also, there are other great areas to invest in the DFW, so don't limit yourself too much.  We buy and sell around 30 deals a month all across the metroplex.  Looking forward to hearing from you.

@MarkFuller I have good buyers but not for all areas and price ranges I come across. Dont hate. Participate.
